As a Senior Community Manager, you lead the entire site team in conducting the day-to-day operations of a multimillion dollar, multifamily apartment home community.

Roles you will Play:

The Mayor

  • Stand front and center over your jurisdiction, ensuring your community’s operations run as smoothly as possible
  • Diplomatic, comfortable running the show, and impassioned by the desire to give residents a better living experience
  • Provide guidance when residents have any problems, remaining calm and using good judgment to find solutions
  • Relate well to all types of personalities – even if they seem to come from a totally different planet

  • Share priorities with your team to make sure they follow protocol and keep residents loving their community life
  • Maintain an open door policy where associates can talk to you about a new reality TV show as easily as they can discuss improving their sales skills or planning a resident event

As the Director of Internal Communications, you play an important role in promoting and advancing the culture of Cortland. You work with key executive stakeholders to establish the strategy and messaging pillars to drive Cortland’s communications agenda while remaining flexible and nimble as other communications needs arise. Your experience and creativity will lead and develop the skills of a small, tight-knit Internal Communications and Content (ICC) team of writers, video talent, and graphic designers in order to develop communications that will be distributed across the organization.

The Servant Leader

  • Partner with and serve Cortland’s various department teams such as Talent, Operations, Facilities, Technology, Cortland Build, Cortland Design, Marketing, Investments, Cortland United Kingdom, etc. to deliver effective company-wide communications
  • Prioritize the team’s incoming requests while maintaining a client service mentality to set and exceed expectations with executives and other partners
  • Develop and manage an internal, company-wide communications calendar
  • Partner with Training and Development to provide engaging communications related to change management efforts affecting the company and/or operations
  • Lead all content related efforts for Cortland’s annual conference, Cortland Prime. Responsibilities include overall theme and visual identity, presentation and content development, video production, agenda planning, guest speakers, associate communications, etc.

The Creative Cultivator

  • Help the ICC team produce a wide variety of compelling, creative, and timely communications across strategically selected channels to share information and drive key corporate messages, increase associate engagement, boost collaboration across departments and portfolios, and enhance leadership presence and accessibility
  • Provide communications and content development support to various stakeholders and other departments to improve the quality and brand consistency of written communications, presentations, and other content
  • Develop a strategy and requirements for the next generation of Cortland’s internal platform, Cortland Connection, to drive engagement among associates, support mobility, and integrate with other key software and data sources
  • Oversee the ICC team’s projects (company-wide stories, blog posts, graphics, videos, etc.) and progression while offering creative feedback
  • Develop KPI benchmarks and measurement capabilities to ensure communications are reaching the intended audiences and achieving the communication objectives

Building Blocks of Success:

  • Strong 5+ years of experience leading a communications department
  • Bachelor’s degree in communications or related field
  • Superior writing and grammar skills and a strict attention to detail
  • A honed balance between strategy development, planning, and tactical execution
  • Outstanding partnership and collaboration skills and an eagerness to work closely with other functions and levels within the company
  • Excellent organizational and project management skills
  • Expert time-management, prioritization, and multitasking skills
  • Ability to quickly adapt to an often-changing and fast-paced work environment
  • Experienced leader with the ability to coach talent, provide feedback, and improve the communications output of each team member
  • Experience with compiling and managing budgets
  • Proficient computer skills, including Microsoft Office Suite
  • Experience with video production is a plus
  • Moderate travel is required

As a Regional Marketing Manager, you are a key contributor to motivating community teams and you develop and create sales campaigns, marketing programs, and initiatives for communities within your portfolio.

 

The Go-Between

  • Build and establish a collaborative partnership with onsite community teams, portfolio leadership, and corporate teams to nurture and enrich Cortland’s culture, guiding principles, and mission
  • Partner with the social media and website teams to assess online presence, image, reputation, ratings, and brand consistency as it relates to the overall customer experience and brand message; strategize and recommend enhancements, campaigns, and solutions to improve overall results and customer experience
  • Work with Operations and Investments teams to develop budgetary numbers, guidelines, best practices, and expected results as it relates to all aspects of marketing, sales, curb appeal, and collateral at the community and portfolio level
  • Assist and support Branding, Design, and Investments teams in creating and maintaining brand identification, marketing collateral, product enhancements, and overall design
  • Ensure consistency between the brand and the customer base identified in the business strategy and plan for the investment

 

The Detective

  • Analyze submarket trends and results to develop a strategic marketing and advertising plan designed to drive qualified sales and leads; negotiate pricing when necessary for new advertising and lead generation avenues
  • Strategically identify and vet beneficial partnerships that will support the company mission and vision, promote community lifestyles, and further overall investment strategy required to strengthen the overall performance
  • Conduct ongoing reviews of advertising, sales messaging, websites, and collateral materials for accuracy and relevance as it relates to verbiage, messaging, brand identification, creativity, contact information, and results
  • Research competitive communities, market shifts, employment trends, sub-market changes, new product development or renovation, primary businesses, market trends, and differentiators that may impact asset value or performance
  • Understand and discuss communities in the area, pricing, product, promotion, and their customer demographic and employment base

 

The Marketing Maestro

  • Understand and proactively manage effectiveness of lead generation and advertising platforms to drive qualified sales leads
  • Provide all guidance, recommendation and reporting related to results and effectiveness to all your assigned communities and portfolio
  • Oversee the management and execution of marketing strategies and programs that support the achievement of the portfolio’s performance goals by creating and implementing action plans around leasing and marketing
  • Evaluate and understand advertising on a cost-per-lead and cost-per-move-in basis; navigate accordingly the entry and/or exit into a specific advertising space
  • Make recommendations regarding the completion of effective outreach marketing, on-site curb appeal, resident functions, advertising campaigns, and resident retention efforts through building positive awareness about the property within the local neighborhood and community
  • Participate in driving sales at the community through review of shopping report scores, interviews with leasing and sales candidates, random shadowing of the sales consultant, inspection of models or show units, and providing recommendations related to promotional collateral

  • Self-starter and have the ability to multi-task while having the ability to work independently within identified parameters
  • Computer skills including proficiency in word processing, spreadsheets, and database management programs; general software knowledge including: Outlook, Excel, Word, and the Real Page product suite
  • Must have a valid driver’s license; must be able to lift up to 50 pounds, bend, walk and climb stairs
  • Ability to travel for community visits on a weekly, monthly, and quarterly basis
