Job Description

As an Attractions Assistant Manager, you will be responsible for assisting the Attractions Manager with maintaining strategic and daily operation plans that support overall Guest and Team Member satisfaction of the attractions.

Job Summary

  • Helps ensure Artistic and Thematic integrity of attraction.
  • Assist the Manager and Talent Acquisition in hiring, training and development of B192 Attractions team members.
  • Responsible for managing all Team Members by setting work expectations and leadership standards.

Job Description

Summary: The position is responsible for supporting the Park Services department & overseeing park employees. This person will ensure that the theme park environment is consistently maintained in a clean, safe & presentable manner while complying with all procedures & regulatory requirements. In addition this person will be responsible for implementing departmental programs focusing on employee & guest satisfaction.

Essential Functions

  • Manages daily operation of Park Services employees. Ensures that facility cleanliness standards are maintained at all times
  • Mentors and counsels team members and enforce appropriate policies and procedures ensuring that everything is within compliance of departmental standards
  • Lead workforce planning; reward and recognition; employee events, and ESAT action planning
  • Directly oversees and manages a group of employees in night operations
  • Provide work direction counseling, coaching and performance reviews to hourly staff

Job Description

  • Assist Project Managers in development of initial project scope, cost, and schedule baselines.
  • Review and analyze project metrics, including but not limited to budget, schedule, scope, and quality
    • This includes tracking actuals, adjusting projections, and analyzing/reporting variances
  • Collaborate with Project Managers and finance partners on monthly cost reports, cash flows, and any other needed financial reporting.
  • Regularly analyze all project cost variances at a portfolio level to ensure actual/forecasted spends are on track to meet annual targets. Proactively communicate changes in forecasted annual spending with finance partners for overall business strategic planning.
  • Process and track invoices for projects. Ensure invoices are accurate and paid on-time. Analyze contractors’ invoicing trends vs projected and communicate discrepancies with Project Manager for further follow-up and action.
  • Quality control directives and change orders for misalignment with contractor standard terms, scope gaps, and redundant scope. Track project change orders and analyze common causes (unforeseen conditions, code compliance, new scope, etc.) to drive future improvements in scope development across the portfolio.
  • Ensure proper change management is followed throughout project lifecycles.
  • Track and maintain project schedules in collaboration with Project Managers. Ensure schedules include progress measurement reporting.
  • Prepare graphs, diagrams, and other reports to illustrate cost and schedule performance on projects and across portfolio.
  • Identify potential project risks/opportunities and their impacts. Recommend strategies to mitigate and/or capitalize on each.
  • Support RSP Sr. Manager with portfolio resource management by tracking and evaluating resource usage on projects across the portfolio.
  • Track and evaluate common third-party resources used by RSP team and other division partners. Strategize with partners to balance contractor workload across the business.
  • Analyze overall portfolio performance to develop lessons learned and drive improvements to future project development/execution and to project reporting tools/processes.
  • Develop and maintain portfolio tools, processes, and resources.
  • Perform other duties as assigned

Qualifications

Education & Experience

  • B.S. in Engineering, Construction Management, Finance/Accounting, Business, or related field
  • A minimum of 3 years’ experience with project controls, project management, or project accounting in an engineering, construction, manufacturing, or related environment (themed entertainment industry preferred)
  • An equivalent combination of education and experience may be substituted as appropriate

Other Requirements

  • Requires knowledge of the principals of cost estimating, scheduling, finance, and contract administration
  • Experience with financial management software (SAP preferred)
  • Experience with project management software
  • Must have strong project analyst skills and project controls experience
  • Ability to accurately interpret contractual documents and contract modifications.
  • Must have strong time and cost management skills, as well as strong quality management and procurement management skills

Job Description

  • Review design documents for construction, completeness, corrections, and coordination and compile a list of comments. Review the existing facility status to evaluate what potential issues used to be addressed by the design documents.
  • Create a detailed work plan which identifies and sequences the activities needed to successfully complete the project
  • Determine the resources (time, money, equipment, etc) required to complete the project
  • Define the scope of the project in collaboration with senior management and external partners
  • Develop a schedule for project completion that effectively allocates the resources to the activities
  • Review the project schedule with senior management and all other staff that will be affected by the project activities; revise the schedule as required
  • Contract qualified consultants/vendors to work on the project, as appropriate
  • Establish clear ownership for project tasks, ensure that team members have the tools needed, and provide timely feedback
  • Closely manage project timelines, budget, and stakeholder expectations to deliver a successful project
  • Work closely with appropriate municipalities to obtain appropriate permits or other approvals for the project requirements/scope
  • Responsible for governmental inspections and approvals through Final / Certificate or Occupancy
  • Provides interface between Facility Engineering Department, Park Operations, Entertainment Department, Creative Department, EHS, etc
  • Responsible for all documentation required for site access, lay down and other logistics for the contractors and vendors. Assist in the presentation of all required construction management processes including but not limited to: RFP’s, RFI’s, Shop Drawings, Directives, Submittals, Punch Lists, Short Form Agreements and other documents as required
  • Execute the project according to the project plan
  • Track progress and review project tasks to make certain deadlines are met appropriately
  • Monitor the progress of the project and make adjustments as necessary to ensure the successful completion of the project
  • Establish a communication schedule to update stakeholders including appropriate staff in the organization on the progress of the project
  • Review the quality of the work completed with the project team on a regular basis to ensure that it meets the project standards
  • Ensure that punch list and turn-over are completed to the stakeholder’s satisfaction.
  • Monitor the progress of all assigned projects through updated schedules. Review and ensure that the safety plan is in place prior to starting work
  • Monitor and approve all budgeted project expenditures
  • Monitor cash flow projections and report actual cash flow and variance to senior management on a regular basis

Qualifications

  • Bachelor’s degree from a four year college or university in Construction Management, Engineering or related field; or equivalent combination of education and experience required.
  • 7 years of project management/maintenance planning experience with a general contractor or project management firm. Project Management certification preferred.
  • 5 years of operations management/team leadership experience; or equivalent combination of education and experience
  • Proficient of local/regional codes and ordinances, reading/interpreting construction documents and contracts
  • Proven experience managing multiple projects and contractors at once including Tenant Improvement, Ground up and Technology projects in a fast paced environment.

  • Experience working with CMMS systems preferred. (Maximo, etc.)

The Senior Area Manager, CityWalk Food Operations, assists the Director in managing multiple businesses within the CityWalk Owned and Operated Food Portfolio. This position is responsible for establishing and maintaining all operational and service level standards for both internal and external guests. Oversees the efficient and profitable operation of multiple venues and indirect leadership of the assigned General Managers and their teams. Ensures positive performance to budget and standards. Participates in division initiatives, partners with key departments. Ensures all CityWalk standards, policies and procedures are adhered to.

Responsibilities

  • Ensure the highest quality food, beverage, service, sanitation, safety, and retail standards are maintained.
  • Maintain high visibility in assigned venues, evaluate staffing/revenue and margin generation/controls/performance, guest, and Team Member experience, communicate goals and expectations, maintain standards, coach, interact with staff and Team Members through continued training and role modeling, monitor equipment and infrastructure needs, generate growth and efficiency objectives and plans, partner with culinary teams.

The Front of House (FOH) Manager will be responsible for directing, managing, and successfully opening and operating a high-volume branded concept on CityWalk. As FOH Manager, the position will be a primary “go-to” for the FOH team and will be responsible for the functions and flow of the front of the house.
